Permits have been issued for the construction of a multi-family structure at 2809 South Warnock Street in Marconi Plaza, South Philadelphia. The development will stand four stories tall and hold 12 rental units. Six parking and six bicycle spaces will be included in the development. The building will hold 10,378 square feet of space and will cost an estimated $850,000 to build.
The structure will replace a single-story garage structure that offers no preservation-worthy features. While no renderings are available for the project, it will likely stand out from the surroundings.
The neighborhood of Marconi Plaza, located at the southern fringe of South Philadelphia, has a pleasant ambiance with many corner restaurants, bakeries, and small businesses. New construction is a rarity in the neighborhood, in part because of a shortage in developable land since the area is already densely built up and has virtually no vacant land parcels anymore.
Oregon Station on the Broad Street Line offers proximate transit access. The Navy Yard is located within walking or biking distance. Nearby green space is offered just blocks away to The neighborhood’s namesake, Marconi Plaza, is located nearby and offers green space. Additionally, FDR Park is located slightly further away.
No completion date for the project is known yet.
