In the continuing descending order of Philadelphia YIMBY’s ongoing “category spotlight” series, which looks at some of the new article categories we introduced at the start of the year, is the group of new buildings that feature two to three residential units. The category almost exclusively covers smaller, typically rowhouse-sized developments, although in some cases it intersects with larger groups of buildings consisting of several such structures. YIMBY Shares Detailed Coverage of Topping-Out Ceremony for Jefferson Specialty Care Pavilion in Market East, Center City

Earlier this month, YIMBY shared the news of topping-out of the Jefferson Specialty Care Pavilion at 1101 Chestnut Street in Market East, Center City, one of the most prominent buildings currently rising into the Philadelphia skyline. Designed by Ennead Architects and Stantec and developed by Jefferson Health and National Real Estate Development, with LF Driscoll and Hunter Roberts Construction Group joint venture acting as contractors, the building comprises the bulk of East Market Phase 3, the final component of the mixed-use, multi-block East Market development. As of February 1st, the steel-framed structure has officially reached its final height of 364 feet and 23 stories (19 stories if excluding mechanical floors). The $762 million medical facility will be the single largest real estate investment in Jefferson’s nearly 200-year history and will offer ample cutting-edge equipment. Six Residential Buildings Complete at 2141 through 2153 Cross Street in Point Breeze, South Philadelphia

As Philadelphia’s ongoing renaissance is generating new growth throughout centrally located neighborhoods, the development boom is spreading to adjacent communities that have long been neglected by real estate developers. A prime example of this phenomenon may be found at the 2100 block of Cross Street in the Point Breeze neighborhood in South Philadelphia. In the past few years, the narrow and seemingly nondescript street, with a roadway measuring just around 14 feet wide, has seen a major influx of new development, both in the form of ground-up construction and vertical additions to existing buildings. YIMBY’s recent site visit has revealed that, over the course of the past year or so, construction has been completed at a back-to-back series of structures spanning from 2141 through 2153 Cross Street, undertaken by two different sets of developers and contractors. The buildings offer a total of eight residential units as well as retail space.

Permits Issued for 100,000-Plus-Square-Foot Self-Storage Facility at 4890 Summerdale Avenue in Lawncrest, Northeast Philadelphia

Permits have been issued for the construction of a three-story, 104,100-square-foot self-storage facility at 4890 Summerdale Avenue in Lawncrest, Northeast Philadelphia. The development will rise on a large site situated just to the north of Roosevelt Boulevard and just to the east of the Northeast Tower Center shopping mall. The building will be fully sprinkled. Permits list Truman Gee as the design professional, Swinerton Builders as the contractor, and a construction cost of $6 million.

Permits Issued for 4054 West Girard Avenue in East Parkside, West Philadelphia

Permits have been issued for the construction of a three-story, three-unit mixed-use building at 4054 West Girard Avenue in East Parkside, West Philadelphia. The project will replace a vacant property situated on he south side of the block between North 40th and North 41st streets. Designed by KCA Design Associates, the structure will contain 4,914 square feet of interior space, which includes a basement and ground-level retail, as well as a roof deck. Permits list Hammers Contractors as the contractor and specify a construction cost of $600,000.
