Façade work is nearly complete at the five-story, 40-unit structure in progress at 517-33 Poplar Street in Northern Liberties, North Philadelphia. According to data from 2015, the building will feature a 1:1 parking ratio, with spaces located in an underground garage. A roof deck will be situated at the top of the building. The four residential floors will cost $6,188,400 to build.
The building features a stately brick façade, with windows with bronze trim that accents the industrial-styled design. Small balconies come with black railings that project from the structure. Contemporary-styled cantilevers are still covered in blue constriction wrap. The fifth floor of the structure features a minor setback at the corner that contributes to its salient position on the western edge of the vibrant neighborhood. Work has progressed quickly and the exterior is almost complete, save for the aforementioned cladding and the corner of the ground floor. Interior work is still in progress.
In the last decade, development in Northern Liberties has rapidly taken off, with the neighborhood becoming one of the city’s hottest real estate markets. Its many restaurants and businesses have benefitted from their close proximity to Center City, with many new construction units having been built. As the area fills up and developable lots reduce, the neighborhood has gotten more and more dense, allowing for numerous multi-family and mixed use buildings to be built, drastically increasing the neighborhood’s population and supporting local businesses.
The building was first proposed in 2015, and received permits on September 7, 2018. Construction began shortly afterward. Although no completion date is confirmed, the building will likely be completed by next fall, if not earlier.
