Permits have been issued for a multi-family addition to 2765 East Country Club Road in Wynnefield Heights, West Philadelphia. The development will involve a single-story addition to the existing structure. In total, the project will deliver five residential units. The extension will add 1,061 square feet of space to the structure, making for a total of 5,780 square feet of space. Construction costs for the development are estimated at $180,000.
The structure features a stately façade comprised almost entirely of brick, with white columns and a slanted-in shingled roof adding more texture to the design. The additional floor will likely feature a shingled or brick design so as to fit in with the original portion of the building. The building looks similar to many others in the neighborhood which were generally built in the same era. The neighborhood features urban-density in a more suburban-like environment, with curved streets and larger setbacks from the streets.
The addition to the property will add density to the area without interfering with the block’s theme because the brick exterior of the lower floors will be preserved. The area is unlike many others in Philadelphia, with a mixture of row houses, office buildings, residential towers and city amenity space taking up the vast majority of the neighborhood. There is not a lot of development in Wynnefield Heights because it is largely built-out, although it is possible that more additions or alterations to the neighborhood’s existing buildings could bring new activity.
No completion date for the development is known at this time, though construction may be finished by 2022.
