A permit has been issued for the construction of a three-story mixed-use building at 2909 Ridge Avenue in Strawberry Mansion, North Philadelphia. The structure will replace a vacant lot on the northeast side of the block between North 29th Street and North 30th Street and will span a ground footprint of 1,959 square feet. The 5,877-square-foot building will include five residential units, a commercial space at the ground floor, two private roof decks, and full sprinkling. Permits list Philadelphia Limited Prop. as the owner, Plato Marinakos as the designer, and Baltimore Select Properties LLC as the contractor. Construction cost is estimated at $250,000.
The building will be a welcome addition to Ridge Avenue, fitting in with its established typology of low-rise mixed-use commercial and residential buildings, which have predominated along the stretch since the prewar period. In recent years, the avenue has witnessed a resurgence in new construction, though the bulk of development is taking place at the lower end of the avenue, notably in lower North Philadelphia neighborhoods such as Poplar and Francisville.
New construction along the avenue’s North Central Philadelphia section remains rare, so it is encouraging to see development arrive at the avenue’s Strawberry Mansion stretch. We may expect to see further proposals in thee nearby area in the near future, given its abundance of development-ready properties and ten-minute walking proximity to Fairmount Park to the west.
