Arthaus Nears Top of Parapet in Washington Square West, Center City

The Arthaus condominium under construction at 311 South Broad Street in Center City is nearing the very top of the parapet, which will stand at at an impressive height of 542 feet. Designed by Kohn Pedersen Fox and developed by Dranoff Properties, the 45-story skyscraper features a bright and modern design. The tower will include 107 units and amenity and retail space on the first four floors, along with green roofs at the top of the podium and at the roof. The building’s design is perfect for the Philadelphia skyline as the tower maintains a blocky profile that changes form as it steps up to a square crown, with the metal cladding thickening around the edges as it opens up on the glass faces to thinner vertical metal strips.

In the previous update from February, we reported that the tower was close to topping. The building soon topping out in the same month. Concrete forms were still attached to the core along with the concrete pump still operating on the top of the core. The glass and metal cladding rose up to the 27th floor and was quickly rising. Balcony glass installation was also in progress.

With the core topped out, all of the concrete forms have been taken off the top of the tower including the scaffolding on the three floors above the 41st floor terrace. After the core, two structures have been poured on the roof as there is a larger structure on the northwest corner of the roof and a smaller structure on the southeast corner. The four story podium has reached a long part of construction as there is thicker concrete on this level to support the pool that is planned on the amenity floor. The cladding has reached up to the first terrace, but the installation has been paused due to the pouring of concrete for structures that will hold the cladding on the perimeter of each terrace.
