Permits Issued for Nine-Unit Building at 42 North 40th Street in West Powelton, West Philadelphia

Permits have been issued for the construction of a three-story, nine-unit multi-family structure at 42 North 40th Street in West PoweltonWest Philadelphia. The project uses a mixed-income bonus to allow for its full size and density and will hold 8,374 square feet of space, with an estimated construction cost of $837,400.

The new development will be replacing a twin rowhome. The house featured an elegant exterior including stonework on the bottom two floors. On the third floor there was a slanted-in green shingled roof  that nicely topped off the design. A cornice was also located directly below the third floor which added more texture to the design. New buildings have recently been constructed directly to the property’s north, with white brick exteriors and balconies on the second and third floors.

It will be sad to see the existing building go, but at least the new structure should immediately come in its place and the property shouldn’t sit vacant. The additional density the development will bring to the site makes sense given its proximity to transit at 40th Street Station on the Market-Frankford line. Adding affordable housing to the area will also be a  positive as home prices in the neighborhood feel upward pressure due to neighboring University City’s success.

No completion date for the project is known at this time, though it could be completed in 2022 or 2023 if work begins soon.
