Permits have been issued for the construction of a four-unit multi-family structure at 2431 North Hancock Street in West Kensington. Upon completion, the building will rise three stories tall. A roof deck will be situated at the top of the building and will be made accessible via a roof deck access structure. Total floor space within the building will measure 3,917 square feet. According to the permit, construction costs for the project are estimated at $205,000.
The new building will be replacing a vacant property where a row house once stood. During North Philadelphia’s long and painful decline, this was just one of many to be torn down. Today, modern homes have began filling in the holes that the former buildings left behind. This particular property is protected from the street by a large chain link fence gate in the front and a concrete wall on the side of the property.
The new development is the latest in a long string of a multi-family new construction permits to stream into the neighborhood. A look through YIMBY’s neighborhood page on the area shows the large quantity of units planned in the area. The Market Frankford Line runs just a short walk to the east and provides convenient and easy transit access into Center City and beyond.
No completion date is known for the project at this time.
