A recent site visit by Philly YIMBY has discovered that construction work is nearly complete at 2044-48 North Carlisle Street near Temple University in North Philadelphia. The development involved for the demolition of the existing two-story rowhouse at the site and replacing it with a new structure. Northside Rental LLC is listed at the owner. The two-family structure at 2044 North Carlisle Street, which is near-identical to the adjacent new buildings, rises three stories and spans 2,600 square feet and lists a cost of $186,500, of which $150,000 is allocated for general construction, $13,000 is listed for electrical and mechanical work apiece, and $10,500 is specified for plumbing work.

The development sits within a short block of the Temple University campus and adds much-needed residential density to the area, albeit at a cost of several prewar rowhouses that appeared to be in good condition prior to demolition.
