In December 2021, YIMBY reported that permits have been issued for a 12-story, 375-unit mixed-use development at 1223-45 Washington Avenue in Hawthorne, South Philadelphia. Designed by BKV Group, the project will span 372,721 square feet and offer commercial space on the ground floor along Washington Avenue as well as a parking garage with space for 78 cars; parking will also be available for 184 bicycles. Construction costs are specified at $62 million. Since that time, no construction has yet taken place at the property, as seen in our recent site visit.
The development is situated at the northeast corner of the intersection of Washington Avenue and South 13th Street, a block east of Broad Street. The development is notable both for its short walking distance to Center City and several-block distance to the Ellsworth-Federal Station on the Broad Street Line, which offers a rapid commute to destinations such as Temple University and University City. On a more local scale, the project will contribute to the ongoing transformation of South Broad Street into a dense mixed-use hub that will anchor neighborhoods on either side of the thoroughfare.

Permits issued December 2021, what’s taking me hem so long to start building?
Im pretty sure this will be phase 3 of 1000 Broad St project. Probably will not begin for another year at least.
i’d rather see this building on Market St, Arch, Cherry, or Race St.
