Permits have been issued for the construction of a warehouse at 956 East Erie Avenue in JuniataNorth Philadelphia. The new building will stand one story tall and feature a sprawling footprint that allows for 592,312 square feet of interior space. The project will feature 44 loading spaces as well as 229 parking spaces, seven of these being accessible, and 104 of these for trailers. A total of 56 bicycle parking spaces will also be included. Construction costs are listed at $20 million.

The new building will feature a very simple exterior, like most other distributing facilities found throughout the country. A primarily pure-concrete exterior will be firefly interrupted at corners by brick, and the occasional window. Some effort is put into improving the surrounding street scene, with some street trees planted round the property’s footprint.

The new building will occupy the entirety of the 800 Block of Erie, Avenue, per the permit, which is a massive site. An older, more worn-out industrial facility presently stands at the property and offers a stately brick exterior an meeting the street fairly nicely. It is unfortunate that the existing structure could not have been refurbished into its new use, but the more modern distributing center obviously has different standards in terms of the structures they are situated within, so its demolition is understandable.

The new building’s impact will be mixed in terms of how it will affect the surrounding area. On one hand, the non-pedestrian friendly structure, with a somewhat bland design, curb cuts and overall car dependent nature does not seem very appealing. However, the new structure will also be adding a solid amount of permanent jobs to the surrounding area, which is obviously a major benefit. Deliveries will still need to be made inside Philadelphia city proper no matter what, and so it makes sense to include some distributing facilities within the city, rather than having items be constantly shipped in from external facilities.
