Permits have been issued for a three-unit multi-family development at 5500 Master Street in Carroll ParkWest Philadelphia. Designed by Designblendz, the building will stand three stories tall and span 4,350 square feet of space. Permits list construction costs at $375,000.

The new building will feature a modern exterior, similar to that of many other new developments throughout the city. Brick will be used most dominantly on the facade, rising the building’s full height and coating some of the more prominent sections of the exterior. This will then transition into siding which covers the majority of the side of the structure, although two large eBay window on the second and third floors will bring in the usage of dark gray/black cladding as well. Windows will vary in size but certain windows, particularly on the second and third floors, will allow an abundance of natural light to reach interiors.

The new building will be replacing a vacant lot, one of just a few in the immediate surrounding area. The corner lot is nothing special, just some overgrown grass and vines that bleed out on to the sidewalk and the neighboring row home. The surrounding  blocks consist largely of two story row homes almost all with porch spaces, and so the new bundling will not exactly match these designs, although it could be said that it will add more architectural contrast.

By the numbers, the new building will be a fantastic replacement for the existing vacant lot. A property that currently houses zero residents will soon be home to three residential units. This is a fairly significant density boost that will help add more to the neighborhood’s population, without replacing any existing residents through demolition, renovation, or anything else of the sorts. This will help support surrounding commercial offerings while also providing more potential riders in a fairly transit-rich area.
