Permits have been issued for the construction of a three-story, six-unit multi-family building at 1252 North 52nd Street in Carroll ParkWest Philadelphia. Upon completion, the new building will include commercial space at the ground floor, a cellar, and a roof deck. The KCA Design Associates-designed building will span 9,696 square feet. Construction costs are listed at $1.06 million.

The building will feature a modern exterior, making use of its corner location. At the front along 52nd Street and along West Thompson Street, brick will rise the full height, filled in by vertical rows of windows and cladding/siding materials. The commercial space will have floor-to-ceiling windows, helping create an active street presence, while windows vary in size on upper floors. The structure’s rear will more make use of simpler vinyl siding, which will help lower construction costs.

The new structure will be replacing a vacant lot, which is quite common among new development. This particular property has seen some beautification efforts, with a fence separating the trimmed grass from the sidewalk, while also creating shade with a few mature trees. While the efforts to make the property look nicer are certainly appreciated, seeing the lot turn over and receive redevelopment is also a solid change.

Perhaps one of the more exciting attributes of this project is how it will impact North 52nd Street and strengthen the commercial corridor. While the addition of six residential units on a fairly small space is already a step in the right direction towards supporting local businesses, inclusion of a commercial space on the ground floor further proves the project’s goal of adding to and improving upon local commercial space offerings. It will be interesting to see what potential business occupies the space upon the building’s completion.
