In September 2020, Philly YIMBY reported that permits have been filed for three single-family rowhouses at 628, 630, and 632 Master Street in Ludlow, Lower North Philadelphia. Today we look at the trio of three-story structures that have since been completed. According to permits, each building spans 1,363 square feet (or 2,045 square feet according to real estate listings, a figure that may be higher because of possible inclusion of a basement) and lists Universal Building & Construction as the contractor.
For each building, permits list a cost of $165,000, of which $125,000 is allocated for general construction, $20,000 for plumbing work, and $10,000 apiece for electrical and mechanical work.
Listings state that 628 Master Street offers four bedrooms and three bathrooms, while each of the other two buildings spans three bedrooms and three bathrooms. 628 Master Street is currently listed for rent at $3,300 per month, while 630 and 632 Master Street are listed for sale at $450,000 and $459,000, respectively.
One of the buildings replaces a three-story prewar townhouse. The stucco-clad structure was rather dilapidated and apparently vacant at the time of its demolition some time between 2017 and 2018. The new buildings, with their facades of gray brick and paneling, make for an attractive addition to the block.
Girard Avenue, with its route 15 trolley, runs two blocks to the south; the Girard Station on the Broad Street Line and the Temple University campus are situated within a 15-minute walk to the southwest and the northwest, respectively.
