As noted in Philly YIMBY’s recent site visit, construction is nearing completion at a four-story, 15-unit multi-family building at 1103 South 47th Street in Squirrel Hill, West Philadelphia, as revealed in our recent site visit. The development is situated on the northeast side of the block between Chester Avenue and Regent Street. Designed by Designblendz, the building will span 20,771 square feet and include ground-floor commercial space and a roof deck. Permits list construction costs at $2.6 million.

The development is sited just to the west of University City proper, a few blocks west of the Saint Joseph’s University campus; as a deli across the street from the new project bears the name of University City Mini Market, it is apparent that there are attempts to tie the area closet to University City’s identity. The neighborhood is well-served by transit, with the route 13 trolley running along Chester Avenue, the route 11 and 36 trolleys running a few blocks to the southeast along Woodland Avenue, and the 49th Street Station on the Media/Wawa regional rail line situated a few blocks to the south.
