Construction Complete at 2138 East Albert Street in East Kensington

A recent site visit by Philadelphia YIMBY has observed that construction work is complete at a three-story single-family rowhouse at 2138 East Albert Street in East Kensington, situated on the southwest side of the block between Martha Street and Trenton Avenue. Designed by 24 7 Design Group, the building rises 34 feet to the main roof (38 feet to the parapet and 43 feet to the top of the pilot house) and features a roof deck and full sprinkling. Permits list John Laychock as both the owner and the contractor.

Construction costs are specified at $245,000, of which $200,000 is allocated toward general construction and $15,000 apiece for mechanical, electrical, and plumbing work.

The structure replaces a vacant lot, one of a few that were left on a block that received much new rowhouse development in recent years. Our site visit has revealed that the structure is largely complete, with the dark gray brick exterior assembled and an upper-floor cantilevered section still awaiting cladding, which is likely to feature light fray panels as the building appears to be similar in design to its recently completed neighbors.

The development is situated within a nine-minute walk to the southeast of the Huntingdon Station on the Market-Frankford line.

  1. 2138 E. Albert is standard-issue, banal 2023 row-house. The block gets its zing from 2139 E. Albert across the street, a creature worth reporting on.

  2. I’m looking for a 2bed room first floor I’m on section 08 disabled hopimg landlords will be willing to take a I bedroom voucher been on section 08 since 2005 no eviction

  3. If developers envelope Kensington by building out Lehigh avenue they can get a much higher return on everything south of it.

      Agree. Lehigh could become a more vital street if the angled parking were made parallel, the sidewalks were widened, street trees were planted and maintained, pedestrian crosswalks were highly visible, and bike lanes were protected from traffic by parked cars. If this were done, property values would increase, restaurants and retail shops would open, and the area would attract even more residents, shoppers, and diners.
