Renovation Still Pending at 1135 Spring Garden Street in Poplar, North Philadelphia

Philadelphia YIMBY’s recent site visit has shown that renovation work is still pending at a three-story prewar structure at 1135 Spring Garden Street in Poplar, North Philadelphia. The three-story building will hold 14 new apartments. UIG Construction is the contractor. The renovation of the 9,158 square foot structure is expected to cost $45,000.

The building slated for renovation features a stately, Collegiate Gothic-inspired exterior clad in dark brown brick with two prominent bay windows, paneled glass panes, white stone trim and quoins, and crenellations. Curiously, the structure, formerly used for religious purposes, is even more opulent than the imposing yet generally plain Gothic church next door to the east.

The Spring Garden station on the Broad Street SEPTA line sits within a short walk to the west. The site also sits within walking distance of Center City. The Rail Park is located within a short walk to the south, providing green space with views of the skyline.

  1. Question begging to be answered is why has renovations on the stately gothic inspired exterior clad in dark brown brick been held up when contractors are ready to start working?

    Would that be the work of the Historical Commission which has so much power to indefinitely delay construction? As a result, nothing ever gets done.

    Wouldn’t it be time to dial back their power?

    • All they need to do is put certain time limits for the Historic Commission to abide by rather than having them stall projects indefinitely.

  2. Renovation is only 45k??? How many 0s are missing? Otherwise, that would barely pay for new light bulbs.
