Philadelphia YIMBY’s recent site visit has observed continued progress at a renovation and vertical extension development at 141-43 North 4th Street in Old City. Designed by Designblendz, the project spans a through-block site that stretches from North 4th to North Orianna streets. The project involves renovation of a historic four-story, 18,160-square-foot building on 4th Street and construction of a six-story, 19,406-square-foot extension at Orianna Street. The development will span 37,566 square feet and offer 36 residential units, 13 off-site accessory parking spaces, and accommodation for ten bicycles. Permits list Pioneer Construction and Development Corporation as the contractor. Construction costs are specified at $2.86 million.
141-43 North 4th Street stands right in the historic center of the city, just to the east of the Philadelphia Mint and a block east of the National Constitutional Center. Our latest site visit found few, if any, notable exterior changes at the renovated portion since our last visit in February; this, of course, is a good sign, as the stately Federal-style structure warrants as few outside alterations as possible. As expected, work is generally being carried out in the structure’s interior.
The route 5, 48, and 57 buses run within a block of the development, and the 5th Street Station on the Market-Frankford Line sits several blocks to the southwest. The Delaware River waterfront may be accessed within a several-block walk to the east.
