Topping-Out Approaches at 200 Spring Garden Street in Northern Liberties, Lower North Philadelphia

Philly YIMBY recently documented the site condition of a 13-story, 355-unit mixed-use tower at 200 Spring Garden Street (also known as 200-24 Spring Garden Street) in Northern Liberties, Lower North Philadelphia, where the assembly of the steel frame is approaching its highest point. Designed by Handel Architects and developed by National Real Estate Development and the KRE Group, the building will rise 177 feet to the top of the bulkhead (or 149 feet to the main roof) and offer nearly 298,668 square feet of residential space, 18,187 square feet of retail, an expansive roof deck, parking 106 cars and 116 bicycles, and a landscaped public walkway to the west of the tower.

YIMBY last checked in at the site in March, when the first level was being assembled and the columns stretched to the third floor. Since that time, construction took place at a dizzying pace; three months later, the structure stands 11 stories tall, two stories away from its final floor (not counting the bulkhead), which is no small feat considering the building’s significant width as well as construction challenges that may be expected from the prominent curved corner and the extensive cantilevered section on the structure’s west side.

Moreover, steel fireproofing work has now reached the seventh level and steel stud wall framing has risen up to the sixth story. The studs clearly mark out the structure’s apertures, giving the viewer a solid idea of how the finished product will look, even though facade installation has not yet begun.

The development rises at the southwest corner of Spring Garden Street and North 2nd Street, just to the east of Interstate 95. To this moment, the centrally located, transit-accessible area remains vastly underdeveloped, and persists as the domain of parking lots and sprawling structures home to commercial space, warehouses, and light industry. However, change is finally coming to the neighborhood; more similarly scaled projects are planned on the blocks immediately to the south; the pedestrian promenade on the west side of 200 Spring Garden Street follows the path of North American Street, to which developers hope to connect the walkway at some point. More large-scale projects are also underway throughout the neighborhood.

At the moment, however, 200 Spring Garden Street looms as a prominent, solitary presence, in great contrast to the desolate-looking surrounding area. This solitude adds further drama to what are already eye-catching features, such as the building’s significant bulk, the graceful curve of the intersection-facing corner, and the massive, spider-like support of the cantilever that will loom over the pedestrian path. We look forward to further progress on this impressive project.
