Permits have been issued for the construction of a mixed-use tower at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia. Designed by Morris Adjmi Architects and developed by National Real Estate Development and the KRE Group, the new structure will stand 244 feet and 23 stories high, a fairly significant addition to the local skyline. The development will hold multiple commercial spaces at the ground floor and 397 apartments on the upper floors. A garage will hold 105 parking spaces for building residents. A green roof will be located at the top of the tower, which will contain a total of 351,927 square feet of space. Construction costs are estimated at $93 million, according to the permit.

Designed by Handel Architects and developed by National Real Estate Development and the KRE Group, the tower will stand 15 stories tall and span 403,993 square feet of interior space, with commercial space on the ground floor and 360 apartments above. A parking garage included within the building will offer 83 parking spaces reserved for building residents, with nine for car sharing, 20 for compact cars, four electric spaces, and four accessible spaces, as well as parking for 120 bicycles. A green roof will be will be situated at the top of the structure. Permits list construction costs at $76.4 million.

The development will rise between 2nd, Callowhill, and Willow streets in the southeast corner of Northern Liberties, near the Delaware River waterfront and a block north of Old City. Designed by Morris Adjmi Architects and developed by National Real Estate Development, LLC, (aka National Development) and The KRE Group, the tower will offer 397 residential units, 20,431 square feet of retail, and 105 parking spaces. Although demolition permits have recently been filed, our recent site visit that demolition has not yet begun.
Philly YIMBY’s recent site visit observed a complete absence of construction activity at 200 Spring Garden Street (also known as 200-24 Spring Garden Street), the site of a 13-story, 355-unit mixed-use tower planned in Northern Liberties, North Philadelphia, where a fitness center continues to operate. Designed by Handel Architects and developed by National Real Estate Development and the KRE Group, the new building will rise 177 feet to the top of the bulkhead (or 149 feet to the main roof) and offer nearly 298,668 square feet of residential space, 18,187 square feet of retail, an expansive roof deck, parking 106 cars and 116 bicycles, and a landscaped public promenade along the property’s west side.
