A recent site visit by Philadelphia YIMBY has observed that construction work is nearing completion at a pair of three-story, two-unit mixed-use rowhouses at 1709 and 1711 Snyder Avenue in West Passyunk, South Philadelphia, which will offer a combined total of four residential units. The new buildings replace a pair of similarly-sized three-story rowhouses on the north side of the block between South 17th and South Colorado streets. Designed by KCA Design Associates, each building spans 3,380 square feet, of which around just under 1,000 square feet will consist of commercial space, and will feature a basement and a roof deck. Permits list LNHA New Homes as the contractor and specify a construction cost of $350,000 for each.

Each structure measures 16 feet wide and 55 feet long, with a 16-foot-deep rear yard, and rises 31 feet to the main roof, 35 feet to the top of the parapet, and 41 feet to the top of the pilot house, sitting well below the site’s 38-foot main roof height limit.

The buildings replace a pair of rather drab, tan-brick rownhouses that held minimal architectural value. In their place, the new ground floor retail will positively contribute to the commercial corridor along the avenue, which will make for an obvious improvement over the existing site conditions. Surprisingly, the gray brick-and-paneled design, one of a type that typically clashes with adjacent prewar rowhoues, makes for a very contextual fit for the location, as their tall tripartite windows, slight street-facing cantilevers, and a gray color scheme match the features of a recently renovated rowhouse adjacent to the west.

The route 79 bus runs along Snyder Avenue and the Snyder Avenue Station on the Broad Street Line is located within a six-minute walk to the east. A desirable local attraction is the proximity to Passyunk Avenue, the neighborhood’s most important commercial corridor, which is situated within one short block to the south of 1709 Snyder Avenue.
