Permits have been issued for the construction of a three-story, six-unit residential structure at 1702 Master Street in Cecil B. Moore in North Philadelphia. The building will be located on a vacant lot spanning an area of 2,244 square feet, situated on a block between Master Street, 17th Street, and Ingersoll Street. Fidelis Engineering is listed as the design professional. Here’s the Plan LLC is listed as the project applicant. Permits list Omega Home Builders as the contractor and specify a construction cost of $350,000.
The project site is a vacant parcel spanning an area of 1,800 square feet, combined by two lots into one. The scope of work includes the construction of an attached structure with a cellar, a pilot house, a roof deck, and a roof access structure. The pilot house will span an area of 106 square feet. The residential structure will yield a total built-up area spanning 6,200 square feet. A rear yard and open landscaped space spanning an area of 697 square feet will also be developed on the site as a part of the project.
Renderings reveal a building façade clad in brick with visual breaks induced by cantilevered windows at each floor. The three-story building will rise to a height of 38 feet.
The area has good walk and transit scores and is serviced by transit lines such as routes number 2, 4, 33, 61, and more. Subway stations Cecil B. Moore and Girard both sit within a ten-minute walk. The site is located near various grocery stores, shops, restaurants, and recreational spots. A project application was submitted. The estimated construction timeline has not been announced yet.
