A new three-story residential project has been proposed for 1940 North 22nd Street, a site located in the heart of the Cecil B. Moore neighborhood in North Philadelphia. The development is planned for a 2,130-square-foot parcel situated on a block framed by West Croskey Street, West Norris Street, West Berks Street, and North 22nd Street.
According to permit filings, CRUD LLC is listed as the property owner. Olympia Construction will oversee the construction of the project and architectural plans will be designed by 24/7 Seven Design Group LLC.

The project carries an estimated construction cost of $490,000, with $60,000 earmarked for general construction work.
Plans call for a multi-family building housing five residential units spread over three stories. Each apartment will span approximately 1,528 square feet, contributing to a total floor area of 6,112 square feet. The design also includes a full basement, a rooftop deck with access provided by a pilot house, and a 1,545-square-foot landscaped rear yard for added outdoor space.

Separate permits will be required for mechanical, electrical, plumbing, and fire suppression systems. Located in a highly walkable and bike-friendly area, the site offers convenient access to public transit and neighborhood amenities. A construction timeline has not yet been announced.
