The main roof rises 35 feet high, below the district’s indicated 38-foot maximum.
The site plan positions the new structure between existing three-story buildings at 1828 and 1832 North 17th Street. The drawings indicate Juliet balconies at the second and third floors, a one-foot-eight-inch bay projection along the street frontage, and several egress wells. The roof deck is accessed by a pilot house designated for stair access only.
