Permits have been issued for the construction of a single-family residence at 2516 Turner Street in Brewerytown, North Philadelphia. The attached three-story structure will span 2,390 square feet and will include a cellar. South Lambert LLC is listed as the owner. Plato Studio is the architect.

Construction costs are listed at $190,500, including $150,000 for general construction, $20,000 for excavation, $8,000 for plumbing, $6,500 for mechanical work, and $6,000 for electrical work.

The property is zoned RSA-5 and occupies a 791-square-foot lot measuring 14 feet wide and approximately 56 feet six inches deep. The zoning plan shows a 593.25-square-foot building footprint and 197.75 square feet of open area, equivalent to 25 percent of the lot. A rear yard measuring approximately 14 feet one-and-a-half inches is provided, while the building rises to 31 feet, below the district’s indicated 38-foot maximum.
