Permits have been issued for the construction of a new multi-family building located at 2100-02 North Franklin Street in North Philadelphia East, North Philadelphia. Once completed, the new building will rise three stories tall, with a basement level and roof deck space at the top. Inside, there will be seven residential units, which each slated to be an apartment. In total, the structure will contain 7,224 square feet of space. Olympia Construction is handling the project’s contracting work.

The building will rise on a vacant lot. The property was quite overgrown, with large bushes, trees, and weeds consuming the property. The site was contained by a chain link fence with barbed wire. Overall, seeing this neglected site turn over into something more fresh and modern is not a terrible thing for the surrounding area, with the lost tree cover really being the only important change.

The site sits in a prominent location, and so the added density here makes plenty of sense. The lot is located just a few blocks from Temple University, which has been a major driver of new housing development in the neighborhood in recent years. It is likely that the structure’s future residents will be connected to the University in some way. However, even if they are not, there is certainly plenty to offer in terms of transit. The Broad runs not far to the west, while the Market-Frankford Line is even within striking distance to the east. Behind that, access to Regional Rail is found at Temple University Station, which is a short walk to the south from the property. Considering this, it is fantastic to see this valuable space be used for appropriate purposes, and the new residential space will be a positive change for this neglected site.
No completion date is known for the project at this time.
