Permits have been issued for the construction of a three-story residential building at 2702 West Harper Street in Brewerytown, North Philadelphia. The building will be constructed on a vacant parcel spanning 540 square feet. The project has an allocated total construction cost of $352,688 with $254,188 as the general construction cost, $19,500 for plumbing, and $16,000 for mechanical work. MC Architectural LLC is responsible for the designs.

Rosmand Properties is listed as the property owner. Permits list Belgo Development LLC as the contractor.

The scope of work includes the construction of two family dwellings, designed as three-story buildings with finished basements. The project will yield a total built-up area spanning 3,185 square feet.

A covered walkway or sidewalk closure will be required within 9 feet of the building facade. The project calls for at least 5 feet of excavation. Separate permits are required for the commercial space, mechanical, electrical, plumbing, and fire suppression work.

The site is located near various industrial stops, grocery stores, shops, and restaurants. Queen Lane metro station is located within a 5-minute walk. No estimated construction timeline has been announced yet.

  1. There are two 540 square foot parcels (2702 and 2704 Harper St.), each of which will hold a three-story ~ 1,600 square foot residence and each of which will cost ~ $175,000.

    Queen Lane station is four miles from the homes, 91 minutes (just over one and a half hours) walking distance.

    The meaning of industrial stop is unknown.
