Permits have been issued for a new multi-family building at 151 North 3rd Street (alternately 225 Quarry Street) in Old City, Center City. Designed by Gnome Architects, the new building will rise six stories tall, with interior parking spaces accessible at the ground floor. Above this, there will be 11 residential units, all slated to be condos for sale. A roof deck will also be situated at the top of the building. In total, the structure will span 21,845 square feet of space. Gnome Architects is the design firm for the project.
The new development will rise on one of the few remaining undeveloped sites in Old City. Though the property is officially stamped with an address on 3rd Street, the area of the new construction building doesn’t have any frontage on 3rd Street. Rather, the development will occur to the rear along Quarry Street, which is a small side alley. For Old City, the site at hand is a severe under use of the space: The lot is mostly comprised of a surface parking lot, with a small and drab one-story structure at the northwest corner. Considering the historic urban surroundings around this property, the site certainly stands out in a rather negative manner as it breaks up the otherwise dense urban fabric of the block.
Overall, the new development will be a fantastic transformation for the lot. It will be good to see one of the final surface lots in Old City bite the dust in favor of a multi-family building. The added 11 residential units will help add more density and activity to this corner of Old City, and will more importantly help serve much needed housing supply. That said, the condo approach (as compared to apartments) for this project speaks in the established surrounding context of Old City and the likely highly luxurious finishings found within the new building. It is likely that at least some of the building’s planned units will be listed with seven figure asking prices.
No completion date is known for the project at this time.

Some are needed for business, some are needed for medical issues, some are needed for important things that are too far to ride a bike or in the winter when it is very cold outside.
