Permits have been issued for the construction of a new mixed-use development located at 2824 Cecil B. Moore Avenue in Brewerytown, North Philadelphia. Designed by HDO Architecture, the new building will rise three stories and will contain five residential units. In total, the structure will span 6,192 square feet of space.
The new building will rise in a visible location at the corner of Dover Street and Cecil B. Moore Avenue. Presently, this site is home to a vacant lot, one of the larger such lots on this stretch of Cecil B. Moore. The lot, like most others, is simply a drab patch of grass revealing another drab blank wall just next door.
It should be noted, however, that this lot only recently came to its current form. Not long ago, there was only a single-wide vacant lot located at the corner of Dover and Cecil B. Moore, while a brick rowhome stood next door. Though not in the greatest condition, this structure still featured an attractive cornice and masonry. While it seems like this home had the bones to support an attractive renovation/reuse, it is likely that the structure’s condition deemed this process too costly and/or difficult.
With this said, it is very good to see plans moving forward at this location I’m regards to development. Considering the growing population and demand in Brewerytown, vacant lots such as the this site no longer make sense in this dense urban context. The added five residential units in this location will do much more for the neighborhood’s housing supply and surrounding businesses than this vacant lot, and it would be good to see this sort of infill density constructed on other vacant lots that remain in the surrounding area.
No completion date is known for the project at this time.
