Permits have been issued for the construction of a three-story, three-unit rowhouse at 713 North 42nd Street in Haverford North, West Philadelphia. The new building will replace a dilapidated single-story commercial structure located on a through-block site that stretches from 42nd Street to the west to Warren Street to the east. Designed by JT Ran Expediting, the building will span 2,686 square feet and will feature a basement and a roof deck. Permits list Olympia Construction as the contractor.

Permits specify a construction cost of $360,000, which yields an average cost of around $134 per interior square foot. Of this total, $40,000 is allocated for excavation work.

The new structure will sport a reasonably attractive and contextual, even if rather conventional, design. A tall stoop will offer access to the ground floor, which will be elevated more than five feet above the sidewalk. A brick facade, with vinyl siding on the two-story upper-level cantilever, will adorn street-facing elevations at both Warren and 42nd streets. A 538-square-foot deck will utilize almost the entirety of the building’s rooftop.

713 North 42nd Street will make for a minor yet welcome addition to the block, especially considering the story state of the boarded-up, dilapidated single-story eyesore structure that currently stands at the site (the larger single-story commercial structure adjacent to the north has recently been renovated).

Lancaster Avenue, the neighborhood’s primary thoroughfare, which carries the route 10 trolley, runs one short block to the northeast. Route 31, 40, and 43 buses run in the vicinity. University City is accessible via an approximately 15-minute walk to the southeast.

  1. 713 N. 42nd St. is a 1,009 square foot lot just north of three-story, stucco-clad, Mansard-roofed 711 N. 42nd St. 713 N. 42nd St. is not a building — it is a walled off parcel long used as a storage area by “Fairmount Auto Body N Fender” next door. Although the building housing the auto shop is getting reclad, “Fairmount Auto Body N Fender” remains operational.

    Good to see Haverford North’s nascent transformation from auto-centric commercial to residential. Hope the Warren St. frontage is as attractive as that of N. 42nd St. The large roof deck will provide 3rd floor unit residents with ample space for rest, relaxation and entertaining.
