Permits have been issued for the construction of a three-story residential building at 1015 North 45th Street in Mill Creek, West Philadelphia. The building will be constructed on a vacant lot spanning 3,703 square feet, situated on mid-block bound by Wyalusing Avenue, Westminster Avenue, and North May Street, facing North 45th Street. The project has an allocated total construction cost of $225,000.
Records show A&P Construction LLC listed as the general contractor. Alfa Engineering Inc is responsible for the designs.

The scope of work includes the construction of a three-story attached structure to be used as a multi-family residence. The three-story will offer four residential units and yield a total built-up area spanning 4,150 square feet. The unit size will vary between 9,00 square feet to 1,300 square feet. The residential building will rise to a height of 38 feet. A rear yard spanning an area of 420 square feet will also be developed. The residence will also feature an attached structure with roof deck accessed from the third floor.
Separate permits are required for the commercial space, mechanical, electrical, plumbing, and fire suppression work. The site is located near various industrial stops, grocery stores, shops, and restaurants. No estimated construction timeline has been announced yet.

After completion, there will be only one vacant lot on the 1000 block of N. 45th St. Perhaps the “various industrial stops” are a draw.
I live on this block, don’t mind new construction, I would like for design of this new structure to fit my blocks aesthetic . & not stick out like a sore thumb. ( plus I live next door)
I wish the developer had spoke to the long term homeowners. No one communicated with the community.
