Permits have been issued for the construction of two three-story multi-family buildings at 2317 North 6th Street in North Philadelphia East. Each structure will hold three dwelling units, for a total of six new residences. The buildings are part of a larger development plan that spans five attached structures, which together are planned to bring 12 units to the site. The design is by Harman Deutsch Ohler Architecture, with MEZ Renovation LLC listed as contractor of record.
Construction costs are listed at $423,010 per building, bringing the combined total for the two permitted structures to just under $850,000.

Zoning documents approved in 2021 authorized the development of five three-story buildings with cellars, pilot houses, and roof decks. The full site measures over 10,000 square feet, split between frontages along North 6th Street and North Fairhill Street. Buildings 1 and 2, located on North 6th Street, have now received active construction permits, while the three buildings fronting North Fairhill Street remain un-permitted at this time.
Drawings illustrate three-story attached structures with basements, flat rooflines, and pilot houses providing roof deck access. Each building features one residential unit per floor, consistent with the six units now approved. The design maintains a row house-style form in keeping with the surrounding block.
The site is located on North 6th Street between Dauphin Street and York Street in North Philadelphia East. The Susquehanna–Dauphin station on SEPTA’s Broad Street Line is within walking distance, around eight minutes away, while SEPTA bus routes 3, 47, and 39 also serve the surrounding area.
The original zoning approval covered five attached structures with a total of 12 units. However, only two of the buildings appear to currently have active permits issued, each for three dwelling units.
