Philly YIMBY’s recent site visit has revealed sustained construction work at a five-story, 24-unit residential building underway at 943-49 Washington Avenue in Bella Vista, South Philadelphia. The project rises on the northeast corner of the intersection of Washington Avenue and South 10th Street, just to the north of the Italian Market. Upon completion, The building will span 29,535 square feet and will feature ground-level retail. Permits list TBC LLC as the contractor and Lonny Rossman as the design professional. Construction costs are specified at $4.2 million.
The development at 943-49 Washington Avenue will add a significant number of new housing units to one of the city’s most charming and vibrant neighborhoods, which is home to the outdoor sidewalk stalls of the Italian Market and is located within convenient walking distance of Center City. Another development is on the drawing boards for the large site just to the south across Washington Avenue at 1101-33 South 9th Street, which will further contribute to the transformation of this rather forlorn corner of Washington Avenue.
However, as the latter complex is yet to break ground, we may expect the project at 943-49 Washington Avenue to be completed around the middle of next year.

With so much building going on in Phila. and so many “storefronts” available, (to avoid the parking issue) who do they think are going to be renting to? So much retail has gone online, it seems to me that maybe there is a tax write-off for vacant storefronts…?
You can’t write off a vacant real estate unit.
Will YIMBY be reporting on the aforementioned lot at 1101-33 S. 9th? I have been curious as to what will be being built there. I hope it will maintain some representation of the Italian Market so we don’t lose yet another piece of Philadelphia history and charm.
