A recent site visit by Philly YIMBY has revealed that construction work is underway at nine adjacent multi-family structures at 800-808 Callowhill Street in Callowhill, Lower North Philadelphia. The site is located between North 8th Street and North 9th Street in a predominantly industrial area. The project will consist of nine four-story structures with a total of 40 residential units. The development will provide 19 parking spaces for the residents, including one that will be ADA accessible. Permits list Carolina Pena asthe listed design professional and Three R Construction LLC as the listed contractor.
The development is situated at the southwest corner of Callowhill and North 8th streets, half a block north of Vine Street (the traditional northern boundary of Center City) and two blocks to the northwest of Franklin Square Park. The development replaces a parking lot and several dilapidated single-story warehouse structures that were torn down around the mid-2010s. Both the lot and warehouses are characteristic of much of Callowhill’s current streetscape, as is the site’s redevelopment with dense residential construction.
The site could have clearly supported a larger building, one similar in scale to the numerous mid- and high-rise developments under construction and proposed throughout Callowhill and adjacent Northern Liberties to the east. However, even the present iteration offers a high degree of residential density clustered in classic Philadelphia rowhouse style, one in keeping with the vernacular of Old City, which stretches to the south on the opposite side of the Interstate 676.
