Philadelphia YIMBY’s recent site visit has observed new construction progress at a six-story, 46-unit development at 1309-25 Cambridge Street in Poplar, North Philadelphia. The project will rise on the west side of the block between Cambridge Street and Girard Avenue. Designed by KJO Architecture, the 51,878-square-foot structure will include a roof terrace as well as 15 parking spaces. Cambridge 9 OZB LLC is the listed owner. Permits note Harrison Finberg as the contractor and specify a construction cost of $6.75 million.
At the moment, the structure appears topped-out and, although facade installation has not yet begun, already manifests its distinctive staggered massing.
1309-25 Cambridge Street is situated a block east of the Girard Station on the Broad Street SEPTA Line. The Temple University campus sits within a ten-minute walk to the north and Center City (at least gauging by the Vine Street boundary) is situated within a 20-minute walk to the south. If anything, the site is capable of supporting a larger development than what is currently being constructed at the location. However, we are still quite happy to see the development at 1309-25 Cambridge Street take shape and look forward to further progress on the development.
