Permits have been issued for the construction of a three-story residential building at 2330 East Fletcher Street in Fishtown. The building will be located on a vacant lot spanning 1,454 square feet, situated on a block bound by Susquehanna Street, Cedar Street, and Memphis Street, facing Fletcher Street. Plans call for the redevelopment of the two-story building on the site that previously served as a residential building, along vertical addition. The development will yield a total built-up area spanning 1,825square feet. Glenwood Engineering LLC is listed as the design professional. Permits list Team Cohen LLC as the contractor.
Construction costs are specified at $238,000, of which $200,000 is allocated toward general construction, $12,000 for electrical work, $14,000 for plumbing work, and $12,000 for mechanical work.
The existing double-story building spans an area of 1,258 square feet. The project proposes to rebuild the two-story structure along with third-floor addition. Plans also call for a new deck. The existing house features three bedrooms and one bathroom, along with a basement. Open area spanning 444 square feet is part of the property lot. A read yard running 20 feet is also a part of the project. The building will rise to a height of 32 feet, ground to roof.
The site is located in a mixed-use neighborhood where there are various retail and residential buildings. A project application has been submitted. The site will have to be prepped with at least 5 feet of excavation before any construction work begins. No estimated construction timeline has been announced yet.
