Philly YIMBY’s recent site visit has noted that construction work has still not started at the dormant seven-story, mixed-use development at 310 West Girard Avenue (with a full address of 310-30 West Girard Avenue) in Northern Liberties, North Philadelphia, as we expected since no construction permits have yet been filed. The 30,102-square-foot lot, has sat vacant for around three years as of now. Designed by T + Associates Architects, the development will feature 189 residential units, 10,330 square feet of commercial space, an underground garage with 65 spaces, and parking for 68 bicycles.

The project, also known as 1176 North 3rd Street, will rise on the south side of Girard Avenue, flanked by North 3rd Street to the east and North Orianna Street to the west.
Demolition permits were issued in July 2015 and a construction permit was issued in the following month. However, no activity followed until 2017, when an additional demolition permit was issued in November.

Seems like work has started though? Site has been active daily for weeks with excavation, foundation work, and running pipes

Pretty close to the Market-Frankford Line Girard Station. 🚇
The site was cleared in early 2018, so seven years of vacancy.
Now there are on site construction workers in hard-hats, an excavator (and evidence of excavation), at least one other piece of heavy equipment, permits posted on the fence, new sidewalk barriers, a construction banner, and most importantly, porta potties, all indicating that construction has started.
On a prior YIMBY post, on December 16, 2024, Tony stated “Excavation/Foundation work seems to have finally begun.” Devin replied
“What Tony said. Drove by it today and noticed them working.”
At least three street trees are being protected. The interior courtyard will allow plenty of sunlight into the apartments. Loggia balconies. Underground parking. A green roof. Ground floor retail. This one is a winner.
Northern Liberties continues to grow.
