Permits have been issued for the construction of a multi-family structure at 520 North 37th Street in Mantua, West Philadelphia. The development will be located at the southwest corner of North 37th Street and Brandywine Street and will stand four stories tall and hold 22 residential units. The building will contain a total of 32,370 square feet. 1833 Realty LLC is the listed owner. Construction costs are projected at $4 million.
The project will replace a single-story commercial structure with a plain white stucco façade, where a faded painted sign advertises the business formerly located inside the structure. A small junk yard at the street corner is in included in the property.
Route 10 trolley runs nearby on Lancaster Avenue ad offers a rapid commute to University City and Center City. Furthermore, almost every major University City destination is easily accessible from the site on foot.
The neighborhood has seen an explosion of development in recent years. A look through the neighborhood tab at the bottom of the article will show the growing amount of development in the area. The new residences will boost the local density and strengthen the area as a northward extension of University City.
No completion date is known yet for the project.
