Permits Issued for a 373-Unit High-Rise at 521 Spring Garden Street in Northern Liberties, North Philadelphia

Permits have been issued for the construction of a 12-story, 373-unit mixed-use tower at 521 Spring Garden Street in Northern Liberties, North Philadelphia. Designed by BLT Architects, the building will contain 477,704 square feet of floor area and will include three commercial spaces at the ground floor. The project will cost an estimated $88 million to build.

The building will feature a modern design that will stand out prominently perch on Spring Garden Street. White cladding will be utilized throughout the framing large, uniform windows. A yellow stripe will run between the 11th and 12th floors, adding a touch of color to the design. The western half of the property will consist of a single-story retail podium, encased in gray cladding that frames massive floor-to-ceiling windows. The retail base extends under the tower to the east, where street trees and outdoor seating will be located. At one point, rumors circulated about an Amazon grocery store considered as a tenant, though this information has not been confirmed.

The tower will replace a single-story strip mall with a small parking lot. The design went to the Civic Design review in February of 2020 and demolition has not commenced yet. However, work may begin soon since the permits have been approved.

  1. This is not far away from the pink Social Security building and some of their workers might like the convenience of living in the new building closer to work.
