Permits have been issued for the construction of a three-story, two-unit mixed-use rowhouse at 1709 Snyder Avenue in West Passyunk, South Philadelphia. The new building will replace an existing three-story rowhouse on the north side of the block between South 17th and South Colorado streets. Designed by KCA Design Associates, the new structure will span 3,380 square feet, of which around just under 1,000 square feet will be allocated for commercial space. The project will feature a basement and a roof deck. Permits list LNHA New Homes as the contractor and specify a construction cost of $350,000.

A recent Philly YIMBY site visit has noted that construction work is complete at a five-story, 21-unit condominium building at 2209 North Broad Street, near Temple University in North Philadelphia, has revealed significant construction progress. The development is situated on the east side of the block between West Susquehanna and Dauphin Avenue a block north of the Temple campus. Designed by KCA Design Associates, the structure will feature ground-floor retail, a cellar, elevator service, seven bicycle parking spaces, and a roof deck. Permits list Golden Rule LLC as the owner, V2 Properties Construction Management as the contractor, and a construction cost of $2.5 million.

YIMBY’s recent site visit revealed no construction activity at the location, although it also offered a glimpse at the rapidly growing development in the immediate vicinity. Last month, YIMBY reported that construction had been completed at two three-story rowhouses at 2503 and 2505 North Mascher Street in West Kensington. Today we take a closer look at 2505 North Mascher Street. The single-family structure spans 2,156 square feet and features three bedrooms, three bathrooms, a cellar, and a roof deck. The development team consists of NHA Development LLC as the owner, KCA Design Associates as the architect, and LNHA New Homes as the contractor. Permits list a construction cost of $186,150, of which $150,000 is allocated for general construction, $16,000 for plumbing work, $12,000 mechanical work and $8,500 for electrical work.

Construction Underway at 2500 North Mascher Street in West Kensington

Last October, YIMBY shared that permits were issued for a four-story, 14-unit residential building at 2500 North Mascher Street in West Kensington. Philadelphia YIMBY’s recent site visit has revealed that, more than half a year later, construction is well underway on the project, which replaces a vacant lot at the northwest corner of North Mascher and West Cumberland streets. Designed by KCA Design Associates, the structure rises from a 2,867-square-foot footprint and spans 14,337 square feet, which averages to just over 1,000 square feet per apartment. The development will feature a cellar, full sprinkling, and roof decks, which promise sweeping skyline vistas due to the building’s prominence. Permits list LNHA New Homes as the contractor and a construction cost of $1.5 million.
