Construction Underway at 2500 North Mascher Street in West Kensington

Last October, YIMBY shared that permits were issued for a four-story, 14-unit residential building at 2500 North Mascher Street in West Kensington. Philadelphia YIMBY’s recent site visit has revealed that, more than half a year later, construction is well underway on the project, which replaces a vacant lot at the northwest corner of North Mascher and West Cumberland streets. Designed by KCA Design Associates, the structure rises from a 2,867-square-foot footprint and spans 14,337 square feet, which averages to just over 1,000 square feet per apartment. The development will feature a cellar, full sprinkling, and roof decks, which promise sweeping skyline vistas due to the building’s prominence. Permits list LNHA New Homes as the contractor and a construction cost of $1.5 million.

Construction Complete at 2503 and 2505 North Mascher Street in West Kensington

A recent site visit by Philadelphia YIMBY has confirmed that construction work is complete at two separate three-story developments at 2503 and 2505 North Mascher Street in West Kensington (note that city records make a rare mistake of omitting “North” from both addresses, while the word is clearly present in the street name itself). Both developments are situated on the east side of the block between West Cumberland and West Huntingdon streets.

A recent site visit by Philly YIMBY has revealed that construction has been completed at a three-story building at a three-story, three-unit building at 1423 North 8th Street in Ludlow, North Philadelphia. The building rises on the east side of the block between Master and Jefferson streets. Designed by KCA Design Associates, the structure spans 3,492 square feet, which lends an average of over 1,100 square feet per apartment. Units feature quartz countertops, stainless steel appliances, washers/dryers, and gas fireplaces. Permits list LNHA New Homes LLC as the contractor and a construction cost of $271,000.

In January 2021, Philly YIMBY reported that permits have been issued for a single-family residence at 1442 North Hollywood Street in Brewerytown, North Philadelphia. More than a year later, YIMBY’s recent site visit revealed that construction has not yet started at the currently vacant site. Designed by KCA Design Associates, the development will consist of a three-story rowhouse that will span 2,312 square feet and feature full sprinkling, a cellar, and a roof deck, which promises to offer open skyline views due to the building’s future prominence above neighboring structures. Permits list B&I Development LLC. as the owner and BI Direct LLC as the contractor.
