A permit has been filed for 746 North DeKalb Street in Mantua, West Philadelphia. The property is located in between Aspen Street and Brown Street, on a block lined with two-floor, pre-war row homes with brick facades. The permit calls for plans to replace the current grassy lot with a two-story, wood-framed, single-family dwelling with 1,353 square feet of space. WPRE VI LP is the listed owner.
The site is easily accessible from the Route 10 trolley on Lancaster Avenue.
Mantua, a neighborhood located to the north of University City, has long been blighted with numerous empty lots, yet their numbers are finally receding as recent years have brought a growing interest in the neighborhood, in large part to the explosive growth in University City, generating new development.
WP Construction LLC is listed as the contractor for the project, while Jeremy Avellino is listed as the design professional.
The construction costs are estimated at $230,500.
