Ocean City, New Jersey sits 50 miles southwest of Philadelphia, but the beachfront city falls well within the extended Philadelphia area, and its development affects the greater metropolis. Here, the large surface lot at 1101 Ocean Avenue, adjacent to the Flanders Hotel, is set to be developed into a six-story, 111-unit condo resort. The project, dubbed The Soleil Resort, will sit less than a block off of the boardwalk and the beach. The project will feature a cafe/restaurant and a shop for sundries and will include nearly 400 parking spaces in a covered garage.

Residents will enjoy an extensive amenity suite. A pool and sun deck will be located on the fourth floor with views of the ocean. A full-service fitness center and spa will be included in the building, as well as a front desk and business center. A landscaped courtyard as well as a rooftop deck will be pleasant outdoor amenities for people living and staying at the resort. Maid service, room service, and a concierge will also be provided.

Units will be three-bedroom, two-bathroom and will include approximately 1,100 square feet of living space. All units will have a balcony or a covered porch for units on the ground level.

The project will be built above the height limit present in Ocean City, which limits most buildings to be no more than three floors. Some buildings on the island, however, are taller than this limit, though that is because those structures were built before the law was put in place and are therefore the only mid- to high-rises present on the island.

An estimated completion date has not yet been announced.
