Permits have been filed for the construction of a five-story mixed-use building at 1222 North 2nd Street in Olde Kensington, North Philadelphia. Designed by Harman Deutsch Ohler Architecture, the 24,373-square-foot building will yield 64 apartments as well as ground-floor commercial space and seven artist studios. The building will feature a green roof and a communal roof deck will likely offer views of the Philadelphia skyline. Amenities include bike spaces and accessory parking.

Renderings reveal several different design iterations for the building, all featuring lively, modern construction elements. All follow the same general massing, but with different combinations of materials and color schemes. The first set employs a mix of black, gray, and wood paneling, with red accenting on the numerous balconies. Another is clad almost entirely in glass, with black mullions and white paneling. A third concept is similar to the first in terms of structure, with a series of vertical columns between stacked balconies, but employs a more monochromatic finish with gray paneling and white accents.

The site, which is bound by 2nd Street, Thompson Street, and American Street, is currently occupied by a one-story industrial structure featuring a large mural on three walls. When completed, all four corners of the intersection of American and Thompson Street will feature new buildings.

The site is within walking distance of a number of appealing attractions for residents. Two green spaces are located across the street from the project, and a large number of restaurants are scattered about on American Street, Girard Street, Front Street, Frankford Avenue, and 2nd Street, all just steps away from the property.

The closest transit options are the Girard Station on the Market-Frankford Line and the Route 15 Trolley on Girard Avenue.

The project will cost an estimated $8,344,000 to build. A completion date is not known.
