Permits have been issued for the construction of a three-story, six-unit multi-family structure at 109 North 63rd Street in Haddington, West Philadelphia. Aimes LLC is listed as the contractor for the project and 109-111 N 63rd Street Association is the listed owner. The structure will cost an estimated $279,000 to build.

The development will replace a vacant lot, one of many in the area which at one point went through a high number of demolitions. The foundations and entry stairs to former buildings can be seen on the edge of the property closest to the sidewalk. The rest of the lot has been claimed by nature, with unmoved grass and small bushes growing throughout the site.

The lot is located a bloc and a half north of the 63rd Street Station on the Market-Frankford SEPTA line. Haddington Woods sit half a block away from the property, where Cobbs Creek runs trough the forest parkland.

While the size of the project is not particularly notable, its location stands out among the rest. Development in West Philadelphia beyond 52nd Street is rare, and a multi-family development proposed on 63rd Street is a major announcement for the area. The project may signal the beginning of a long string of development in the area, which holds much potential. The increase in local density will benefit the neighborhood and help support local businesses and eateries.

No completion date is yet known for the project.
