Permits have been issued for the construction of a four-story, 12-unit multi-family structure at 3401 Wallace Street in Mantua, West Philadelphia. Certain apartments will have access to private roof decks. Sweeping views of the skyline will likely be available from the top floor, spanning from University City to Center City and beyond. The property sits at the northwest corner of Wallace and 34th streets. The 15,755-square-foot building will cost an estimated $2.5 million to build. 3401 Wallace LLC is the listed owner.

The building will replace a vacant lot overgrown with tall grass. The building will enhance the corner and the design that will likely stand out in the surrounding area.

The project presents a positive boost for the neighborhood, which started seeing a surge of new investment in recent years as an echo of the construction boom in University City to the south. New residential units replacing a vacant property will help the neighborhood regain its dense past. Sprawling Fairmount Park is nearby to the northeast of the site, while the smaller Drexel Park, located to the southeast, serves as a neighborhood magnet with stunning skyline views. The Route 10 trolley runs along Lancaster Avenue to the south.

No completion date is known yet for the project, although the building may be finished by 2023.
