Permits Issued for a Six-Unit Structure at 3852 West Girard Avenue in Parkside, West Philadelphia

Permits have been issued for the construction of a three-story, six-unit residential structure at 3826 West Girard Avenue in Parkside, West Philadelphia. The development will feature a roof deck. The development, which utilized a mixed-income bonus, will hold 4,651 square feet of space and cost an estimated $750,000 to build.

The structure will replace a vacant lot, the only empty parcel along almost fully intact row of prewar Victorian homes, designed in a classic West Philadelphia style. Hopefully the design will blend in with the historic surrounding homes, or at least will avoid sticking out in a negative way. Many recently built projects in the neighborhood have been designed to match their surroundings, helping preserve the architecturally-rich environment.

The route 15 trolley runs directly in front of the site. Fairmount Park, one of the largest urban parks in the country, is located directly across the street.

A completion date is the known at this time, though the structure may be completed by 2022.

  1. I just hope that the infill fully complements this intact black of prewar architecture. In fact, I’m hoping that the infill is the same design of similar, and not a glass/steel box that seems to be popping up inconspicuously like on the 3820 black on Baring St and on the 4600 block on Walnut St. I don’t mind the glass/steel boxes, but our prewar architecture is very important and another reason why people come the Philly. If you want to construct glass/steel boxes, then you might as well demolish all of the block or half of it, and you can build as many glass/steel boxes as you can, but when it comes to prewar architecture, the city needs to preserve as much as possible and unfortunately, the city doesn’t really do a great job doing that.
