Permits have been issued for the construction of a ten-unit multi-family structure at 701 North 40th Street in Mantua, West Philadelphia. The building will rise three stories tall upon completion. The structure will hold 3,158 square feet of space, include a roof deck, and cost $550,000 to build, although both of these numbers seem low for ten units.
The new building will be replacing a vacant lot. A fence currently encases the property which includes a small grassy area. Vacant properties such as this one are rapidly being gobbled up by developers and are the used to develop new multi-family structures. This process is bringing a significant amount of development to the area and is also drastically increasing the density of the neighborhood. The neighborhood provides an affordable place to live that sits in close proximity to the rapidly growing University City Area as well as Center City.
The property sits just off of Lancaster Avenue, the area’s main commercial artery. Transit access on Lancaster Avenue is offered to the Route 10 trolley, which whisks commuters to destinations in University City and Center City. Additionally, Lancaster Avenue provides many dining and business options. Adding more density along the corridor will help it expand and improve.
No completion date for the project is known at this time, although if construction started soon it could be finished in 2022 or 2023.
