Permits have been issued for the construction of a four-unit multi-family building located at 3825 Lancaster Avenue in Powelton VillageWest Philadelphia. The building will rise three stories tall and hold 3,272 square feet of interior space. Construction costs estimated at $400,000. Hussein A. Kazan is listed as the design professional, with RJ Construction Services LLC specified as the contractor.

The new building will replace a vacant lot, one of just a few remaining in the neighborhood. The lot, located on an otherwise intact block, is separated from the street by a chain link fence. The site sits in the western edge of the neighborhood and is one of the only construction-ready locations remaining in the area.

The new building will be a great improvement for the site. Although the project itself will not include a commercial space, the added density will support the commercial corridor and help it grow. Its height of three stories will match that of its neighbors, helping fill in the block.

Transit access is available just steps from the property via the Route 10 trolley, which runs to University City and Center City via Lancaster Avenue at high frequencies.

No completion date is known for the project at this time, though construction may be finished by 2022 or 2023.
