Cladding Underway at 2222 Market Street in Center City West

The structural frame continues to rise and cladding installation has started at 2222 Market Street in Center City West. The building will stand 318 feet and 20 stories high, and provide a significant amount of office space as it will take up nearly the entire block. The structure was designed by Gensler and developed by Parkway Commercial Properties, which previously owned the parking lot that had spanned the tower’s entire future footprint.

Work at the site had begun in November 2020, when machines were spotted tearing up the top of the parking lot. Excavation continued for months after, as the hole became deeper. Further progress was made as the first tower crane section was placed on the site in April, with the red crane erected by May. In the next month, steel beams grew above ground, forming the base.

The building has grown substantially throughout the summer, and by now is very close to topping out the roof and core. The tower crane has been jumped once and now reached up to the roof of the neighboring PECO Building, and the structure now stands 17 stories tall. Comparing to the last update, the building has gained a dominating tower presence as the steel rises close to the very top of the future structure. Within the next month, the building may be entirely topped and have a large amount of the cladding installed.

The project is anticipating a completion date of August 2022.

  1. I looked at Tk’s picture taken from the Laurel and zoomed down to the two buildings, one a very old house and the other a commercial building. Developers own one of the two building and the owner ot the other building continues to operate as a bar. Which one is the unsold building running as a bar?

    Parkway Corp. owns nearly all of the block, including the large former surface parking lot extending most of the south side of the 2200 block of Market St., 2200 Market St. (at the SW corner of 22nd and Market) which is not part of the construction site and remains, and 2206 Market St. (the now razed third building from 22nd St.). The only parcel Parkway does not own is 2204 Market St. (the second building from 22nd St), an attractive three-story Liberty Bar & Grill, which is not part of the construction site and remains.

    2206 Market St. (contiguous with the surface parking lot and part of 2222 Market Street’s footprint) was a plain tan brick three-story, now demolished building housing Golden Lake Chinese restaurant. In December 2019, Parkway Corp. purchased (for $4.75 million) 2200 Market St. at the SW corner of 22nd and Market, the location of an unlovely one-story building then housing a 7-Eleven. Though 2200 Market St. is not part of the new development, Parkway feels it is better that it owns it (that’s a lot of ‘it’), perhaps to rehab or build anew.

  4. The building directly adjacent to 2222 Market is the bar. The owner refused to sell and was offered well over market for the property. The shorter building is a 7-11 that the developers purchased.
