A recent site visit by Philadelphia YIMBY has noted that site preparation work is underway for the construction of a 307-foot-tall, 23-story mixed-use tower at 2301 John F. Kennedy Boulevard in Center City West. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which also serves as the contractor), the curvy edifice will rise on a slender-wedge shaped lot by the Schuylkill River waterfront and will contain 334,201 square feet of interior space. The project will offer 287 residential units as well as office space and parking for 44 cars and 96 bicycles. Permits list a construction cost of $105 million.

The development has been on YIMBY’s radar for quite some time, as we have been tracking the project since at least 2020. Although a permit was issued in November 2020, construction progress has been minimal for quite some time. As such, we are happy to see that work is finally underway at the site, and that the tower may start to rise in the coming months.

Riverwalk North, Riverwalk South and 2301 JFK make a gorgeous trio.
Wait a minute! They’re building on that narrow site between the regional rail to the right and a busy road to the left? This should be very interesting 🤔
Thanks for showing pictures of all those projects as I used to walk around all those projects in the 1970s and 80s. Now retired with arthritic knees.
Parking for only 44 cars?.accurate?
The website for this project has references to “abundant parking next door”, so presumably they have some deal in place with one of the adjacent buildings’ parking
Too much parking, should be zero in that location
There was a “Coming Soon!” sign on that lot back in the 1960s.

Sixty Three Years later, wow how time flies quickly. Only in Philly.
The same design team is very busy, the new mid-rise apartment that’s currently the
Trader Joe’s parking lot is the same Construction Company.They just completed Phase 1 at
Cathedral Square.I think they are headquarterd in Chicago IL.

I think a significant portion of the Chinese wall remains and the 2301 JFK mid-rise apartment foundation rests on top of the Wall.
